Running your first inspection
- Tap New Inspection on the dashboard.
- Enter the property address and the tenant's name.
- Pick the rooms to walk through, and add custom ones for garages or basements.
- For each item, tap a condition, add a note by typing or dictating, and attach photos.
- Collect signatures, then generate and share the PDF.
Common questions
Where are my photos saved?
Inside the app, attached to the specific inspection item you photographed, and embedded in the Photo Documentation section of the generated PDF. They are not written to your camera roll, so your personal photo library stays uncluttered.
The tenant was not there. Can I still finish the report?
Yes. On the signature step, set the tenant to Not present or Declined to sign. The report generates with the landlord signature, and the tenant's box is printed with a labelled pending line explaining why it is blank. When the tenant is available later, open the property, tap Add Signature, and export a final copy.
Why is my report on A4 instead of US Letter?
Page size follows your device's region. The United States, Canada, Mexico, the Philippines, and Chile print on US Letter; everywhere else gets A4. Change your region in the iOS Settings app under General → Language & Region.
What is free, and what does the purchase include?
Your first PDF export is free. After that, a single Lifetime Unlock purchase gives you unlimited exports forever. It is a one-time payment, not a subscription, and it does not expire. Everything else in the app is unlimited from the start: properties, inspections, rooms, photos, and notes.
I paid, but the app still asks me to unlock.
Tap Restore Purchase on the unlock screen while signed in to the same Apple Account used for the original purchase. If it still does not restore, email us with the date of purchase.
Is my data backed up?
Your inspections are stored on the device and are included in your regular encrypted iPhone or iPad backup, to iCloud or to a computer. There is no separate cloud sync, so inspections do not automatically appear on your other devices, and deleting the app deletes its data. Export the PDFs you care about to Files or email to keep durable copies.
Does it work without a signal?
Yes. Every part of the inspection and PDF generation runs on the device, which is the point — basements and vacant units rarely have coverage. The only feature that may reach the network is dictation, and only when your device cannot transcribe speech locally.
How do I delete a property or a photo?
Swipe a property in the list, or press and hold its card, to delete it along with its inspections. Photos can be removed from an item by tapping the photo and choosing delete.
